What it is
A commercial mortgage funds the purchase or refinance of business premises, whether you trade from them yourself or hold them as an investment. Lenders assess owner-occupiers on the affordability shown in trading accounts, and investment property on the rental income it produces. Semi-commercial property, with a retail unit below and flats above, sits across both.
The arithmetic often favours buying. A monthly repayment can sit close to the rent you already pay, with the asset moving onto your balance sheet instead of a landlord's. Refinancing existing commercial debt can release capital where the valuation supports it and the purpose is a business one, commonly for growth or to repay more expensive borrowing.
In Scotland
Several commercial lenders will not lend in Scotland at all, and those that do often price differently. Security is a standard security rather than an English legal charge, and the panel that will take it is narrower. That is a reason to use a broker with a Scottish panel rather than a comparison site that quietly assumes England and Wales.
Who it suits
- You rent your premises and the numbers now favour owning them.
- You are buying investment or semi-commercial property on its rental income.
- You want to refinance commercial debt to release capital for growth.
- You are buying premises into a pension through a SIPP or SSAS.
