What it is
Buy to let finance funds rental property, held in your own name, in a limited company SPV, or across a portfolio. Lending covers standard lets, HMOs, multi-unit blocks and holiday lets. Most portfolio landlords now hold in an SPV, where pricing has moved close to personal-name rates, though the tax treatment is a question for your accountant.
Affordability is assessed on rental cover against a stressed pay rate, typically 125% to 145% depending on tax status and product type, using DSCR or ICR rather than personal income. Refinancing to release equity is how most portfolios fund the next purchase, and specialist lenders rather than the high street are where HMOs and holiday lets actually get done.
In Scotland
Not every specialist buy to let lender lends in Scotland, and those that do can price differently. HMO licensing works differently north of the border too. Knowing which lenders take Scottish security, and on what terms, is the difference between a workable rate and a decline, and it is why a Scottish panel matters more than a comparison site here.
Most buy to let mortgages are not regulated by the Financial Conduct Authority. Where a regulated agreement is required, we will introduce you to an authorised firm.

Terms
Indicative terms within 24 hours, with the cost stated in pounds and the trade-offs named, so you decide before an application goes in.
Lender selection
We place it with the lender on our panel of over 165 that fits the case, not the one that pays us the most. Where a product is wrong for you, we say so.
Drawdown
We manage valuation, legals and conditions through to drawdown, and stay your single point of contact until the funds land.
Common questions
For most portfolio landlords the tax treatment favours an SPV, though it is a question for your accountant. Lender pricing on SPV lending is now close to personal-name rates.
